The Estero River and the bay

The Estero River runs from inland Estero to Estero Bay, and homes along it and along the bay's edge are exposed to both surge and rain flooding. Ian pushed surge up the bay and river in 2022, and heavy rain events raise the river quickly. Homes farther inland in gated communities mostly stayed dry. Gated golf communities

Much of Estero's housing is in gated communities with HOA rules on contractor access, work hours and repair standards. We coordinate with management and security before starting. Homes built in the 1990s and 2000s are now old enough for original water heaters, supply lines and AC equipment to fail, and villas that share walls can pass a leak from one unit to the next.

Seasonal residents
