A city of lakes
Lakeland counts dozens of named lakes within the city, most of them formed as the limestone beneath dissolved and the ground settled. They're beautiful, and they're also where stormwater goes. During long rain events, lake levels rise, and lakefront homes and low streets that drain toward them can take on water. The same geology means sinkholes and ground settling are part of life in Polk County. Hurricanes crossing the peninsula
Polk County sits in the middle of the state, where hurricanes that make landfall on the Gulf often pass on their way across. Charley in 2004 and Ian in 2022 both crossed Polk County with hurricane-force winds and heavy rain. Ian's rainfall flooded low-lying neighborhoods and rivers across the county. Historic neighborhoods and newer suburbs
Lakeland has several historic districts with homes from the 1910s through the 1940s, many on raised foundations with original or patched plumbing. It's also growing quickly along I-4 and the Polk Parkway, with new subdivisions that bring their own first-years leaks. Older homes more often see crawlspace leaks and drain backups; newer ones see supply-hose, ice-maker and AC condensate failures.
