Wilma, Irma and Ian
Hurricane Wilma made landfall near Cape Romano in 2005. Irma came ashore at Marco Island in September 2017 as a major hurricane and brought wind damage and flooding across Collier County. Then in 2022, Ian's landfall to the north pushed record surge into Naples: water flooded Old Naples, Fifth Avenue South and neighborhoods along Naples Bay, filled garages full of cars with seawater, and damaged the Naples Pier. Many homeowners who had never seen water inside took several feet.
Low ground and high values
Much of coastal Naples sits only a few feet above sea level, and some of the region's most valuable homes are in its most exposed places. High-end homes bring their own restoration needs: custom millwork, stone, hardwood, wine rooms, elevators and smart-home systems that need careful handling when wet. The 50 percent rule
In high-risk flood zones, if the cost to repair a flooded building reaches 50 percent of its market value, local officials can require it to be brought up to current floodplain rules, which often means elevating it. After Ian, thousands of Southwest Florida homes went through that process. Talk to your city or county building department before repair plans are final. Seasonal homes
