Leaks in high-rise condos
In Pelican Bay's towers, a failed washing machine hose, water heater or supply line in one unit can reach several floors below. Each owner needs documentation of damage to their unit, and the association needs the same for common elements. We document each unit separately and coordinate with building management. See multi-unit restoration.
Seasonal owners
Many Pelican Bay owners spend summers elsewhere. Building staff and home watch services help, but a leak can still run for days. After a storm, units without power or AC can develop mold even without a leak. We work with building management and home watch companies to document and fix damage while owners are away.
AC systems in older buildings
Many Pelican Bay buildings and villas date to the 1980s and 1990s, and their AC systems, condensate lines and water heaters have been replaced at different times. Air handler closets in condos are a common source of leaks that reach the unit below. A working float switch and regular drain line cleaning prevent most of them. See AC and HVAC condensation leak damage.
