Close to the Everglades
Hialeah Gardens sits near the western edge of development, where the water table is high and land is very flat. During long rain events, the ground can't absorb more water, and streets and parking lots flood. Ground-floor units and homes built close to grade are the most exposed. Townhomes and condos
Much of Hialeah Gardens' housing is townhomes and condos, where one unit's leak reaches the next. A failed water heater or supply line upstairs becomes a ceiling stain downstairs. Air handlers in hall closets are the norm here, with condensate lines that clog with algae in the long cooling season. Overflowing pans soak carpet and baseboards around the closet, and in townhomes, the unit next door. A float switch and regular line cleaning prevent most of it.
