A boom in new homes
Much of Winter Garden and the surrounding area has been built in the last two decades, and new subdivisions keep going up. New homes skip corroded pipes, but they come with their own first-years issues: fittings that loosen, supply hoses, ice-maker lines, AC condensate lines without float switches, and roof and window installations that haven't yet been tested by a big storm. If you're still under builder warranty, document any leak before repairs.
Historic homes near Plant Street
The older homes around downtown were built during the citrus era and carry the plumbing, wiring and foundations of their time. Crawlspaces, cast iron drains and old supply lines are common, and so are decades of partial updates. Water damage in these homes needs careful drying of framing and subfloor, and repairs that fit an older house rather than modern shortcuts.
Wind across open land
West Orange County's former groves and open land mean storms hit some neighborhoods with little shelter. When Ian crossed Central Florida in 2022, wind-driven rain and heavy rainfall caused roof leaks and water intrusion across the area. After a storm, check your attic for damp insulation and look around windows and sliders for stains. See storm damage restoration.
