Surge from both sides
Hurricane Ivan overwashed much of Santa Rosa Island in 2004, and later storms including Dennis and Sally brought more surge and erosion. On a barrier island, water can come from the Gulf side and from the sound at the same time. Raised homes keep living space above most surge, but ground-level enclosures, garages, elevators and mechanical equipment still flood. Surge damage is a flood loss, usually covered by a separate flood policy.
Leaks in empty rentals
Vacation rentals and second homes sit empty for stretches, and a failed toilet supply line or AC drain can run for days before the next guest or cleaner finds it. By then, water has soaked flooring and drywall and mold may already be starting. Owners should know that many policies treat long-running leaks differently from sudden ones. Water shutoff valves and leak sensors are worth installing for exactly this reason.
Salt air wears everything out
Salt spray corrodes metal fasteners, window hardware, flashing, AC coils and condensate pan fittings faster than inland.
