On the lagoon
Jensen Beach's downtown and many older homes sit along the Indian River Lagoon. Frances and Jeanne in 2004 and later storms pushed the lagoon into low waterfront properties. Water from the lagoon is flood water, usually covered only by a separate flood policy. See flood cleanup.

Hutchinson Island condos

Older homes on the mainland
Jensen Beach's mainland neighborhoods include older cottages and homes from the 1970s through the 1990s. Galvanized and polybutylene supply lines, aging water heaters and salt-corroded AC equipment are common sources of leaks. Permits here go through Martin County.
