On Little Sarasota Bay
Osprey's bayfront homes face Little Sarasota Bay, across from the southern end of Siesta Key. In 2024, surge from Helene and Milton pushed bay water onto low waterfront lots and into some homes. Waterfront owners should know their flood designation and keep flood coverage current. Surge damage is handled as flood cleanup.

Gated and golf communities
Much of Osprey's housing is in gated communities built from the 1980s through the 2000s. Original water heaters, supply valves and polybutylene or early CPVC in older sections are common failure points. HOAs may have rules about contractor access and repair standards, and we coordinate with management before starting.
Wooded and humid
Neighborhoods near Oscar Scherer State Park and along the bay are heavily wooded and shaded, keeping walls and attics damp. Closets on exterior walls, attics with poor ventilation and homes left closed up are prone to mildew and mold. After Milton's power outages, many homes had mold even without a leak.
