Golf communities and HOAs
Much of Palm Beach Gardens is in gated golf and country club communities with rules on contractor access, work hours and exterior repairs. Villas and condos share walls and roofs. We coordinate with management and document each home separately. See HOA and multi-unit restoration.
Homes from several decades
Older sections from the 1970s and 1980s may have polybutylene or original galvanized plumbing, while 1990s and 2000s homes are at the age when water heaters, supply valves and AC equipment fail. See AC and HVAC condensation leak damage.
Seasonal residents
Many residents spend summers elsewhere, and a leak can run for weeks in a closed home. Home watch services and automatic shutoff valves are common here for good reason. If you return to water damage and a musty smell, see mold remediation.
