Helene's worst
Helene's surge filled Shore Acres' streets and homes with bay water in September 2024, in many cases several feet deep. Residents were rescued by boat, cars were destroyed and many homes were gutted to the studs. Some owners who had just started cleaning up then saw Milton's rain. For a neighborhood this low, flooding isn't a rare event, and every repair decision needs that in mind.
Slab-level floors
Most of Shore Acres' original homes are mid-century ranches on slabs close to the ground, so water that enters reaches every room at once. After surge, standard practice is flood cuts well above the waterline, removal of insulation, flooring and lower cabinets, and thorough cleaning and drying of the slab and framing before anything is rebuilt. Skipping that drying step is how mold ends up sealed in.
Elevation and the 50 percent rule
Because of repeated flooding, many Shore Acres homes that flooded in 2024 were subject to the 50 percent substantial damage rule, and elevated new homes are increasingly common on the neighborhood's streets.
